- Average List Price: $346,047 (January - $338,604)

The Colorado Springs housing market was significantly slower in 2007 than in prior years and property inventory was up by roughly 25%. New construction starts have slowed and it's considered to be a buyer's market. Spring 2008 brings 5,571 single family homes on the market in the Pikes Peak region. Additionally there are approximately 1000 condos for sale in the area. Nice resell homes on the market are taking an average of three-to-six months or longer, to sell.

New home sales have dropped in Colorado Springs, CO and home prices are decreasing as the market continues to slow. It's a great time to find good deals on properties in El Paso County. There are many foreclosure homes on the market.

New-home Construction Down, Foreclosures Up in the Region

Colorado Springs new home construction sputtered again last month, while the pace of local foreclosures showed no signs of slowing.

Single-family building permits in the Springs and surrounding El Paso County totaled 102 in February, down 43 percent from the same month a year ago, according to a Pikes Peak Regional Building Department report.

Immigration officials are reporting that more people are applying for citizenship in Colorado and Wyoming this year. About 7,000 applications for citizenship have been processed in the two states since last October, up 1,000 over the total at this time last year. In fact, the office that processes citizenship applications had its busiest month ever in August.

What does this have to do with Colorado Springs Real Estate? Well, for one thing, it's a good indication that our cities and neighborhoods are going to start to get more diverse, which seems like a good thing. The immigration figures do not indicate the nation of origin for the new applicants.

The Colorado Springs housing market has begun to slow down. There is slower appreciation in home values, decrease in home sales and home construction, and longer market times. Stephanie Cline (Colorado Springs Business Journal) states that, "homes sales are expected to slow down according to the office of the chief economist Freddie Mac." Wayne Heilman (Gazette) says, "the red-hot Colorado Springs home building market is starting to cool a bit. Home construction fell for the second time in three months."

Colorado Springs is booming! According to the U.S. Census Bureau, El Paso County surpassed Denver County as the most populous in the state of Colorado back in 2004.

El Paso County now has 565,582 residents, nearly 8,000 more than Denver and more than 36,000 more than third-place Arapahoe County. The county's population grew 1.4 percent between 2004 and 2005 and has increased 9.4 percent in the past six years.

A booming population doesn't mean much other than bragging rights for El Paso County, which by all signs is going to keep growing for a long time to come. Of course the Denver metro area, which includes nine counties and 2.6 million residents, still dwarfs Colorado Springs.

An expected increase in military families in the city over the next few years should assure El Paso County's place at the top of the pecking order. Denver doesn't have any more room to grow, while we still have lots of space. Demographers predict the county will have 870,000 residents 25 years from now.

All About the Air Force Academy

Colorado Springs is home to many military bases, but perhaps the most famous is the United States Air Force Academy.

The U.S. Air Force Academy was officially established April 1, 1954, by President Dwight D. Eisenhower, though the idea for an academy to train air force officers surfaced before then. Construction on the school began in 1955 and the first class of 206 men was inducted that year. Cadets met at Lowry Air Force Base in Denver until 1958, when the school moved to its current home.

In 1975, President Gerald Ford signed legislation compelling the Academy to admit women, and the first female cadets joined in 1976, with the first female graduates coming in 1980. In 1993 the first civilian instructors were hired; they now make up almost 20 percent of the faculty. The Cadet Wing is limited to 4,000 students who can specialize in any of 30 academic programs and four minors.

Professional military studies are stressed, as well as theoretical and applied leadership experiences, aviation science and airmanship, military training and physical and moral development. The Air Force Academy Falcons field 17 men's and 10 women's teams in Division 1 of the NCAA. Most importantly, however, the school is dedicated to training the best pilots and military officers for the future of the air force and our national security.

The Academy has graduated 45 classes and more than 36,000 students, 51 percent of whom are still on active duty.

Newcomers to the base can find housing in the Pine Valley Housing Area, near Pine Valley Elementary School. Families stationed at Peterson Air Force Base also live here, and those stationed at other bases can be put on a waiting list to live there.

Only those whose positions are considered key and mission essential are required to live on base. Wait times vary from zero to two months for three or four bedroom dwellings, and one to two years for five bedrooms.

North Side Continues to Grow

If you've lived in Colorado Springs for any period of time or even if you've visited Colorado Springs recently, you know that growth on the north side of town is amazing.

While the U.S. Air Force Academy campus keeps growth to a minimum between I-25 and the mountains, the land to the east of the Academy is filling up quickly.

This area of Colorado Springs is home to lots of great neighborhoods, and shopping developments and other commerce are filling in quickly. Just today the Colorado Springs Gazette reported that hotel developer John Q. Hammons is planning a 10-story, 320 room Renaissance Hotel right next to the planned InterQuest Marketplace, a huge shopping area with Cinemark theater complex.

That development is expected to include many big-box stores, restaurants, banks and other shops, as well as the 14-screen theater. The hotel will be the third largest in the city, trailing by far the largest: the 700-room Broadmoor and the 500-room Sheraton Colorado Springs.
